Housing demand in Delhi-NCR has not come down despite the sluggishness of the New Delhi real estate sector and the price correction by around 10%. Due to migration and better employment opportunities from across the country , demand for affordable housing remains constant. A report by real estate firm Ainarock Property Consultants has reviewed some areas of Delhi-NCR, which remain attractive to both developers and customers in the price range of Rs 40 to 80 lakhs per sqft and are also getting fresh supplies here.

L-Zone, Dwarka : Situated between Dwarka, Gurgaon and IGI Airport, this is Delhi-NCR’s most preferred housing destination in 2018. About 2050 units have been launched here in the last two years, with the maximum supply in the range of 40 to 80 lakhs. Average prices here are Rs 3454 per sqft.

Uttam Nagar : Real estate has been growing in this area of ​​West Delhi for some time. There is a good supply in the range of 3150 to 6050 per square foot. Being connected to Dwarka, Vikaspuri, IGI and multi nodal transport systems, it has become a preferred option for home buyers.

Rohini: With two metro stations, this area has become an attractive housing destination for both end-users and investors. The development of Rohini Phase-4 has also gained momentum due to its proximity to Bawana Industrial Area. The property’s capital value here is in the range of 7300 to Rs 12,500 per sqft.

Sohna : This area of ​​South Gurgaon has emerged as one of the top destinations in the affordable housing segment due to its close proximity to office and industrial hub and better civic infrastructure. Since January 2017, there has been a fresh supply of 4600 units, of which about half are priced below 40 lakh rupees. There will also be options in the range of 80 to 1.5 crore.

Sector 65: With the close proximity of Huda City metro station and office hub, the evolving social infrastructure has made the area one of the real estate hot spots of Gurgaon in 2018. Since January 2017, there has been a fresh supply of 1600 units. Most of them are in the range of 6900 to 10,000 rupees per sqft.

Sector 68 : In terms of both office and housing, this area can be a favorite destination for both end user and investor. Close to Golfcourse Extension Road and NH 248A, the area has been supplied fresh by 1500 housing units since January 2017, on an average in the range of Rs 4090 per sqft.
